Our Lease Management proceedures ensure that leases are properly handled from initial move in, to renewal, and in through move out. Each phase of the Resident Lifecycle follows a standardized operating process to make sure everything runs smoothly.
Upon renewal, all leases are reviewed and rental rates are adjusted to match current market conditions.
Upon vacancy, the unit is cleaned and made rent ready. Once rent ready, we take high quality photos of the unit and market the listing on several online resources. Leads will be then entered into our automated follow up workflow and a DNS Leasing Agent will attempt to close the lead either over the phone or in person.
Regular inspections are critical in order to identify and repair maintenance issues before they escalate. Once identified, our expert staff work closely with a skilled team of licensed and insured vendors to ensure repairs are completed as soon as possible.
In addition, Residents can initiate work orders from their online portal.

Project Management
Whether it’s deferred maintenance items or value-add rehabs, DNS is there to oversee your projects. We are happy to assist in contract bidding and negotiation, project oversight, as well as the various administrative tasks that come up during the construction process.
For larger projects, DNS will work in conjunction with third party project administrators as well as licensed and insured General Contractors to ensure the successful completion of the project.
